Senior Vice President, Marketing and Leasing - Indianapolis Portfolio

As Senior Vice President, Mark Vollbrecht engages in property acquisition, leasing, and project management activities.

In 2001, Vollbrecht assisted in the acquisition of a 625,000 SF portfolio of Class A office buildings in the Carmel sub-market of Indianapolis. Vollbrecht relocated to Indianapolis to direct Zeller Realty Group’s leasing, management, and acquisition activities in the U.S.’s twelfth largest city, Indianapolis.

In late 1999, Vollbrecht led the acquisition of Castleton Park in Indianapolis, Indiana. Castleton Park contains 42 buildings located on 120 acres at the intersection of US-465 and US-69 in northeastern Indianapolis. Since acquisition, Vollbrecht has directed all leasing activity and served as asset manager at Castleton Park. He also assisted in the placement of the long-term debt on the project. During the initial twelve months of ownership, Castleton Park’s occupancy increased by 8% and NOI by over 15%.

Vollbrecht joined ZRG in 1996 as Vice President to acquire and operate an office building in Chicago’s Central Business District (CBD). 211 East Ontario, a 170,504 SF Class A property in the North Michigan Avenue sub-market of Chicago’s CBD, was purchased in late 1996. Since acquisition, Vollbrecht had both leased and managed 211 East Ontario. Occupancy of 211 East Ontario increased from below 50% at acquisition to over 95% leased. As a result of superior leasing performance and the reduction of operating expenses, the value of 211 East Ontario has increased substantially.

Prior to joining ZRG, Vollbrecht was Vice President and top producing broker with Miglin-Beitler, Inc. He successfully leased 181 West Madison (one million SF; Class A+) and 200 North LaSalle (700,000 SF; Class A), as new construction, to over 90% occupied. As Project Manager of Gateway IV (1.1 million SF; Class B), he increased the value of the asset over $35 million, in a two year period, through an aggressive lease restructuring and releasing program. Vollbrecht represented landlords in over 2.5 million SF of leasing transactions during his tenure at Miglin-Beitler, Inc. In addition, he has completed over 400,000 SF of tenant representation services to major law firms and foreign banks in Chicago. Previously, he was a Property Manager for a multi-property office building portfolio of one million SF.

Vollbrecht has a BA in Economics from the University of Illinois, Urbana with honors programs in Math and English. He is a Certified Commercial Investment Member of the National Realtor Association. Vollbrecht served as Chairman of the Associate Board of the Mid-Day Club, JUF’s Annual Dinner Committee, CREO, International Bankers of Chicago, and Youth Sponsor for his church.
